Building use:
4,020 sq. ft. outpatient care medical office building including 9 exam rooms on the UC Davis education campus. Part of a  world-class university and the region’s only academic health system, the new UC Davis campus clinic offers dedicated doctors, patient-centered primary care for adults and children, convenient bike access and plenty of parking.

Due to the need to complete the clinic prior to the open enrollment period, this design-build project required particularly close coordination between the project team to maintain the compact scheduling requirements. By identifying and eliminating unnecessary costs and focusing on the use of best practices (such as panelized construction), the project was able to be constructed quickly and efficiently, successfully meeting the Universities aggressive project deadline.

Benefits of using SIPs on this project. Did SIPs help save time, labor, construction costs, or energy?
Much of the project was prefabricated off-site to expedite field construction schedules and decrease defects in construction. Factory fabricated walls freed up both procurement of multiple components for assembly and decreased material lead time. High performance energy efficiency of SIPs alone is enabling the project to pursue LEED silver certification. The project team heavily relied on BlueBeam Studio sessions for review of all submittals, RFIs, system assemblies, components and drawing collaboration, creating a paperless jobsite. Boldt Construction self-performed rough carpentry and prefabricated panel installation.

Innovative design elements or structural engineering involved:
Steel interior wall, roofing panels along with the exterior wall SIP panels were all prefabricated off site and delivered for fast assembly. Pairing steel with SIPs for a hybrid structure enabled a unique design, large roof spans and minimal structural engineering required as the panelized components are manufactured to load/span capacities that are easy to incorporate into an overall building design.

California Title 24. Architects are currently in the process of attaining LEED-NC Silver certification.
