The house was designed to create a balance between maximizing views and passive daylighting along with deliberate shading control of solar gain. This is achieved with tuned roof overhangs, custom brise soleil, adjusted SHGC glazing specifications, and generous window proportions.

In hand with this, the ground floor plan was conceived such that the open floor plan Living area and the entrance Foyer and Stair Hall maximizes borrowed light. The integration of a hybridized steel moment frame with the SIP thermal enclosure and large glazing units, including a curtain wall system helps to highlight views of the exterior and connect the building to its waterfront setting.
