This home is a summer retreat at Lake Okoboji, Iowa

SIP construction helped sell this house, because of the energy efficiencies that we were able to obtain with SIP construction combined with timber frame structure. 

SIP wall thickness and core material:    8-1/4" SIP Wall (7-3/8" EPS Core)
SIP roof thickness and core material:  12-1/4" SIP Roof (11-3/8" EPS Core)

The structure of this home was a timber frame design. Using SIPs allowed us to provide a low profile energy efficient skin to the home. The SIP panels allowed for long roof spans in the design. The speed associated with SIP walls and roofs allowed us to get the raw unfinished timber structure covered before the elements could weather the finish. 

The design of the home is very integrate. It uses the exposed timber and low profile of the SIP roof to use all available space. Each room layout on the main floor dictates the usable space on the second floor. There are 14 beds that are designed into the second story of the structure. Large 12x12 Doug Fir timber columns and beams allow for large spans and a robust mountain cabin feel.

Design exceeds requirements for IECC 2012 Performance compliance by 33.6%

HVAC: The home uses a hydronic floor heat system coupled with a forced air unit. The floor heat is the main source of heating and uses a dual use Navian 96% efficient natural gas boiler. The forced air unit is 96% efficient natural gas and used as a back up heat source. The cooling is a 18 seer rating. All duct work is exposed ceiling mounted. 

The floor is insulated with 4" of EPS foam with a R rating of 20. The perimeter of the slab is insulated with EPS's perimeter insulation product. The perimeter insulation allows for a nice finished look while maintaining efficiency around the base of the pad. The windows have a U rating of .025

The home features a 10'x8' passive solar double pane hydraulic door. All lighting is LED and is controlled with a smart home system. This same system controls the window shades to optimize energy performance. All appliances are energy star rated. 

Low VOC paint. The Fireplace Mantel was reclaimed from a tree on site.
