Client and Architect knowledge of SIPs and specifications and how they would help exceeded Title 24 and Cal Green Requirements.

Wall thickness: 6" SIP Panels using EPS
Roof thickness: 10" SIP Panels for both Roof and Floors using EPS

The site is a very difficult upslope unable to get equipment and materials to the project site.  A small walking path along the property line enabled the builder to build a slide to push the SIP Panels to the site and enabled huge time and labor factor that would be highly difficult using conventional methods.  This resulted in saving 35% in overall construction cost as we used floor, wall and roof SIPs to construct the home. Using SIPs also allowed Title 24 to achieve higher energy rating that enabled the architect to allow for large glazing to take advantages of the view of the Bay Area.

By utilizing SIPs the architect was able to create a very contemporary modern design to the structure taking full advantage of the outstanding view of the Bay Area.  Because of the difficult site the engineer was able to reduce the foundation because SIPs are a lot less in weight than conventional methods, this also provided about 25% of the structural cost of the project.

Energy Star Certification received - providing rebates from utility company.
Exceeded Title 24 and Cal Green Requirements.
HERS was not required.

HVAC was reduced by 65% in performance because of SIPs.

Energy Efficient Window 

Lighting LED, Hot water heater 99% energy efficient, Energy efficient appliances - Energy Star compliant (electric due to Berkeley requirements for no gas).

An 8KW solar system was installed on the roof.

Low VOC paint, flooring was recycled hardwood was taken out of local mansion, natural designed landscaping using local and indigenous species with low water requirements.

This residential structure was built around the views of San Francisco and the Bay.  With many windows for outside viewing, and the lush surrounding natural landscape and fauna add to beautify of the home.  Hitting all the high points with the design, it's truly a piece of artwork.
