Describe any innovative design elements or structural engineering involved:
The house was designed to create a balance between maximizing views and passive daylighting along with deliberate shading control of solar gain. This is achieved with tuned roof overhangs, custom brise soleil, adjusted SHGC glazing specifications, and generous window proportions.
In hand with this, the ground floor plan was conceived such that the open floor plan Living area and the entrance Foyer and Stair Hall maximizes borrowed light. The integration of a hybridized steel moment frame with the SIP thermal enclosure and large glazing units, including a curtain wall system helps to highlight views of the exterior and connect the building to its waterfront setting.

The home is conditioned with Mitsubishi Mini-splits. 3 Zones, average SEER rating of 27. The home also has a Zehnder Comfo Air 550 Energy Recovery Ventilation System (ERV).

The house was built to Passive House Standards, so all stem walls and SOG were insulated with R-20 EPS Foam; all exterior walls received an additional layer of R-5 EPS to prevent thermal bridging.
Unilux Triple Pane windows: U-Value 0.17
The SIP panels and all openings were sealed with Prosoco R-Guard Air and Moisture system.
