TC Legend Homes was selected as the builder for this project. TCL coordinated all aspects of the project from design through construction and chose the best energy efficient envelope to fit the homeowner's budget - much due in part to the SIP system!
SIP wall thickness and core material: 6" GPS Core - R29
SIP roof thickness and core material: 10" GPS Core - R48
Install time is days, not weeks with standard framing - which equates to a reduction in framing and other trade labor. Outside of labor, the use of SIPs did not equate to reduced construction material costs, however the costs are comparable if not less expansive overall for the options available on a net-zero/positive energy project. Energy savings are significant with an airtight structure and strategic HVAC/Solar systems.
The entire project was engineered to both fit the homeowner's budget in the heart of Seattle, and be as energy efficient as possible. This required planning from the start to ensure all systems complimented and optimized. While there is considerable up front planning to achieve high levels of energy efficiency (especially in expensive Seattle region) on a budget, the construction process is optimized and all systems being pre-planned install quickly for reduced construction time.
